The New Year has started with greatly increased activity. We also have had a surge of new offers being made on our listings. We are currently working to finalize five new offers on properties within Punta Mita. While the first week in January is historically slow we are expecting to have a more active high season than we experienced during the early months of 2009. 2010 has begun with more activity and there is a general feeling of improvement in the markets therefore assisting in generating more interest and inevitably offers being made on properties in our area.

Plaza Ollin along with other businesses on the main street (Ave. de las Redes) in Punta de Mita have now begun a weekly “Punta Mita Art Walk”. Born from a desire to bring the community closer together and give us all an opportunity to get out and meet our neighbors, this weekly event offers a venue to meet more people in our area community. The weekly Art Walk takes place every Thursday evening, from 6 to 9pm, starting at Kim Cawood Design Studio, and continuing on to Plaza Ollin, Bar Czar, Café des Artist Art Gallery, and PEACE.

With home loan rates looking to be close to a bottom, and both lending activity and home sales increasing, this is an ideal time for potential buyers to consider action on acquiring the resort residence they have been thinking about. Our clients are also contacting us to evaluate financing their existing property in Mexico, in order to pull cash out of this asset in their portfolio, while rates are so attractive. 
Consider this—our last transaction, closed for a property within Punta Mita, was a $4 million loan with a revolving line of credit, at 3.75%. Payments were interest-only, monthly adjustable, and convertible to a fixed rate loan at the borrower’s option.
As the Meridian Capital loan programs for Mexico resort properties are U.S. based loans, in U.S. dollars, with a U.S. Bank, they closely track the U.S. mortgage market. The Mortgage Bankers Association (MBA) confirms that mortgage loan application volume has been increasing steadily in recent months, as tracked by the organization’s weekly survey. Activity in the Meridian Capital office confirms this trend among our clients. We are also anticipating an increase in mortgage rates. The average 30-year fixed mortgage rate is currently at 5.00% (January 20) up from the record low 4.5% in late March 2009, based on MBA data, but sharply below rates of over 7% which were seen in late 2008.

On the heels of a partnership in 2009 with celebrated Mexican chef Richard Sandoval, the Four Seasons Resort is launching 2010 with an updated concept for their Aramara restaurant, which blends the simplicity of contemporary Asian cuisine with the fresh produce and seafood stemming from the Pacific lands and shores of Western Mexico. 
Under the international stewardship of French-born executive chef Phillipe Piel, and Mexican born restaurant chef Jorge Gonzalez, the diverse menu combines traditional fare with global and local flair to please the discerning palates of sophisticated travelers. Both chefs boast Asian experience, with Chef Jorge Gonzalez, the former national Chef Joven of Mexico, most recently completing a culinary tour of Southeast Asia through Jakarta, Indonesia and Hong Kong.
Dining is a visual and interactive feast for guests of Aramara. Ideal sharing dishes include Aramara classics such as ahi tuna ceviche, shrimp spring rolls and five spiced duck salad. Surf Club: We are meeting every Friday at 4:30pm at Plaza Ollin (Boca Deli) for our new Punta Mita Surf Club. We will then head over to the Residents beach club in Punta Mita to meet a panga and head out together to the best break that day (we will share the small cost of the panga and a tip for our captain each trip). Should the waves be too large at the beach club we will meet the panga in the village to facilitate our departure and arrival. Come join us one of these Fridays, no matter if you are a beginner, intermediate or advanced surfer the concept is to share in another spectacular sunset surf session and meet more people in our community that share the same passion for catching a few waves! Humpback Whale Watching: Another winter season returns and with it the presence of the Humpback whales as they enter the sheltered waters of Banderas Bay to mate and calve. Punta Mita Expeditions offers three-hour excursions with amazing opportunities to get up close and personal with these intensely expressive animals and learn about the complexities of their behavior. A ride through the Humpback’s mating grounds can be many things; an awe-inspiring performance as humpbacks launch all 50 tons of their bodies into the air, an adrenaline packed adventure as angry males fight for pole position next to an available female, an intimate, heart-warming experience as newborn calves follow along with their mothers, nurse, or awkwardly imitate the surrounding adults in play, or an eerie recital as males disappear into the depths of the ocean to sing the mysterious verses of their native song.

Punta Mita Tennis Club: Meeting at 7pm each Tuesday at the new tennis club in Punta Mita, this evening of tennis is great fun with participants of all ability levels joining in.
