Welcome to our monthly newsletter, Reiviera Partners Realty, designed to keep our clients and friends informed of news in the Punta Mita/Bay of Banderas region. Our objective is for this communication to be an anticipated tool for staying in contact with your resort home community, so please feel free to share with us any ideas for information you would like to receive.

Current Market Overview

If last month was the beginning of the perfect storm, this month was the verification of it! The global economy, the start of the low season and the dreaded Swine Flu – who could have ever predicted this magical combination! If you’re property buyer, that is. The short term impact on tourism has been devastating – cruise ship-port cancellations until at least June 22, many large local hotels shut down, others at barely above 8% occupancy levels and tremendous local unemployment. Certainly all of this is temporary in nature but it does present a very unusual buying opportunity – perceived and real.

Over the past 30 days in Punta Mita we have seen three transactions take place in the Las Palmas Villas at very aggressive price levels considering last years’ prices. We are also seeing similar unique, discounted buying opportunities in most other communities in Punta Mita. At the same time, we have not seen quite the same percentage decrease in values for the Four Seasons Private Villas. Based upon current negotiations we are seeing those price points off 10 to 15% from their peak levels. One interesting note about the FSPV’s currently on the market – which I suppose indicates the strength of the selling group – is the availability of seller financing being offered in several of the properties listed for sale.

With some 35 different properties on our books comprising close to $100M in current resale inventory in a range of communities, we expect that selected discounting will likely take place until we see that current inventory worked down by about 20% to 25% - which is roughly the same drop in price levels we are generally seeing year over year. This is not to say that all sellers are willing to accept these reduced rates, however there are several that will, and more – which is of course where the real opportunities are found.

In the local PV market there has been a fair increase in activity and properties put under contract over the past 30 days as well. Price reductions – in selected areas - have also been in the 20% to 25% range, with average price points much lower. The difference in the two markets seems to be that the Punta Mita property purchase is either investment and /or discretionary, where the Puerto Vallarta property purchase seems to be more a life-plan purchase – as in retirement property being purchased by boomers and zoomers.

One interesting common thread between the two markets is the resurgence of financing. Whereas up until quite recently financing comprised only about 10% of the market, we are now seeing that percentage move significantly up to about 30 to 35% of the market. Rates being offered are everywhere from .5% over prime up to 10% to 12% per annum, depending on the loan. This is not surprising given the inability for buyers to lever themselves with the once ubiquitous home equity loan! We are currently working with several lenders who have been performing very well for our customers to date.

How long will this phenomena last? I expect that it will certainly last well through this Summer - which has traditionally been the bargain hunter’s season over the years. Once we see the number of transactions begin to trend up in sympathy with overall volume, we will start to see the beginning of price recovery. Until that time begins to occur, can you hear the knocking? ITS OPPORTUNITY!!

Marina Riviera Nayarit News

The first Marina Riviera Nayarit Junior Fishing Tournament is set for Sunday, May 31st, from 8am to 12 noon. Organized to promote sport fishing among children, the tournament offers two categories: 3 to 6 years of age, and 7 to 12 years. With free admission, the event has been organized by the Bahia de Banderas Fishing Club and Marina Riviera Nayarit to benefit the Children of La Cruz de Huanacaxtle. Over 300 children are expected to enter the competition, accompanied by their parents, in a fun, action-packed day—and a great way to enjoy family time together!

Every Tuesday, at 7 pm, in the Etupa VIP Lounge – Dominos Night! 2-for-1 drinks, snacks, and dominos, in air-conditioned comfort.

May of this year has been simply amazing and has offered sails full of wind on an almost daily basis, with the ocean warming and the thermal winds remaining strong through the end of the month. For sailors, windsurfers and kite surfers the northern Bay of Banderas has once again proven to uphold its honorable title as the ocean- (and wind-) lover’s Mecca! As we head through the month of June the wind historically begins to subside and become somewhat more unreliable (for those of us looking for 15mph wind!), at least on a daily basis. The wind changes direction and becomes more “hit-and-miss” than during the earlier months of the year, although there is still amazing sailing and some good windsurfing to be enjoyed throughout the coming summer months. Heading into the summer many kite surfers choose to pack away their gear until the more consistent winter winds return, although for those that have the time and desire, and who are able to move around the bay as the wind shifts one can still get out on the water from time to time.

June brings with it the start of the summer fishing season, and to start this season for the younger fishermen & families out there La Cruz Marina has an event planned to kick off the 2009 season (see Community section in this newsletter). Sardine runs tempting offshore and deep water marine life into the bay and up along the northern coast become more frequent. At this time of the year one can expect to be catching fish anywhere between 30 to 70 lbs. As one of the largest food sources in the tropical waters of the Pacific, sardines are followed by predatory game fish, gregarious pods of offshore dolphins, elusive Bryde whales, and more. One can bring home dinner from an inshore fishing excursion, enjoy marine life encounters on a relaxing sail of the bay, or a take a more romantic sunset sail. For the more adventurous, a marine snorkel safari may be more for your taste, which also offers a look at our local colorful reefs and nesting blue-footed boobies.
