Welcome to the inaugural edition of our monthly newsletter, Riviera Partners Realty, designed to keep our clients and friends informed of news in the Punta Mita/Bay of Banderas region. Owned equally by Brock Squire, Wally Lopez, Jonathan Smart and Lynne Bairstow, the company was formed to bring the collective knowledge and experience of the partners to specialize in luxury residential real estate in Punta Mita and Pacific Coastal Mexico. As the tide goes out …

Without question the overall real estate market in the Bay of Banderas area is being affected by the global recession – particularly as it has affected the US market. However, like the US market, there are some areas that have been more seriously than others. It is always curious to me that in these challenging times we continue to be taught time andtime again about the strength of fundamental values – in our own lives and in the economy and particularly, in the real estate market. We have all heard about location, location, location but in frothy markets those 3 precepts of real estate tend to get a very fuzzy at the edges in the frenzy to own a property in paradise – when things start to get a little thin, the focus comes back with a vengeance! At the same time, differentiators also come into play in a more dramatically – amenities, beachfront/non-beachfront, size, gated/non-gated, branded/non-branded, completed/pre-construction, infrastructure, security. All of these factors in varying degrees are determine what the fundamental value proposition is when it comes to the sale of real property. Once the buyer has made his decision to purchase, the next question that arises is price.

In a normal market it should come as no real surprise then that those properties that command the majority of these factors are going to be those that are going to be most saleable in today’s market – and generate the best price. Fortunately – or unfortunately depending on whether you are a buyer or seller – this is not a normal market with price parity. Because it seems that there are several properties available at distress prices that still have a strong value proposition we will most likely see those properties sold first to those people who have a keen sense of value and opportunity. Once those properties are sold there will likely be a general downward re-adjustment in price levels and we expect that the market will tend to normalize in terms of volume and of course, those properties that continue to have the strongest value proposition will be the ones that will be the first to sell.

In the most recent Annual Puerto Vallarta Real Estate Conference held earlier this week, there was general consensus that the market for condominiums at all levels was saturated – both in terms of re-sales but especially in pre-construction. It was also concluded that with much lower sales volumes, there will likely be a serious shake-out of the over-populated realtor community. On a more positive note, the prospect for private construction of single-family use homes was deemed to one of the great opportunities currently in that construction costs have not increased and the current exchange rate to the US dollar allows a 50% purchasing advantage! At the same time relative to the overall marketplace re-sales in general will be the name of the game. Perhaps most significantly the strong all-cash economy that has traditionally existed here, coupled with the continuing wave of baby boomers moving into retirement and semi-retirement mode, it is expected that our market will not suffer anything close to the depths of some of the US markets nor do we expect that the slow-down in this market will experience the same duration as some of the more over-built/over financed markets in other parts of the world.

While things have changed, the market is solid and it’s time to get back to the basics of the business of real estate – creativity and experience is what will count most.

Our Windy season has arrived and with it the amazingly invigorating afternoons when those of us who love to be on the ocean sailing, windsurfing or kite surfing are totally fulfilled and rejuvenated! The Bay of Banderas is renowned for being a sailor’s paradise; we are lucky enough to enjoy fairly consistent onshore winds blowing daily from Bucerias all the way north to the Pacific Ocean open ocean bay of Litibu, which lies between Punta Mita and Syulita.

Depending on where you are between these points of reference you can expect to enjoy anywhere between 10 to 20 mph of constant wind (some days more), typically between the hours of midday to 6pm. While the wind is more thermally driven on good days with clear sky’s we have been lucky enough to sail with good wind filling our sails almost all the way across the Bay of Banderas coming close enough to see the waves crashing on the southern shores.

Coupled with the magic of being out on the ocean driven by the wind one can also still enjoy seeing the whales, dolphins and Tortugas while out on the ocean. If you love to be on the ocean and harness the wind then the northern bay and pacific coast of Punta Mita north to the Resort of Imanta is a meca and a must between the months of January to early June each year. We are normally blessed to have wind through until the rains begin, and then more storm driven winds arrive through the rainy season to keep us all on the water should we so desire.
