The market is showing clear indications that a rebound in underway, with more offers being made on listings. Riviera Partners currently has 5 transactions in process, with closing expected in June, in addition to the six transactions closed earlier this year. The segment of the market that remains the most active is the USD$750,000.00 to USD$2,000,000.00, while we have started to see a marked increase in new interest in properties up to USD$3,000,000.00. This further indicates that the market is strengthening in the mid- to high end.

We are continually monitoring sales activity in comparable markets, and we are excited to be seeing renewed strength in communities that offer a similar lifestyle to Punta Mita/Northern Bay of Banderas. In Los Cabos, a number of sales between late 2009 and March 2010 demonstrate a revival of activity in this leading indicator market. Three homes were sold at prices in excess of $6 million dollars by one agency we are in contact with, showing that not only is interest returning to the million-dollar-plus condo market, but to ultra-residences as well.

Hualalai, a Hawaii resort community anchored by a Four Seasons resort and with characteristics similar to Punta Mita, has seen a notable resurgence of sales activity, with over $47.9M in closed sales for the first quarter 2010.

Sales to date in our area have been concentrated on our "trophy" properties, and those representing exceptional values and priced to sell. We are already seeing fewer and fewer of these special opportunities, so we encourage you to act now to take advantage of the remaining value-priced residences available in Punta Mita and the north shore region. Children’s Art for a Good Cause!

Savor summer days at St. Regis, participate in creative workshops led by recognized artists, and support a local children’s school through a charitable Art Auction event. Punta Mita Foundation Update:

The Punta de Mita Foundation has announced that its 2009 Annual Report is now available. An important principle for the Foundation has been accountability to donors and supporters and to the communities served. As this organization stated at the beginning of last year, all of their projects must follow the strategic priorities outlined by the Foundation’s Smart Growth Report, which is an in-depth analysis on the Punta de Mita region prepared by a professor of sustainable tourism development at the University of Guadalajara. With a vision of achieving sustainable development in the area, where actions taken can reduce social imbalances and the unequal relationship between wealthy and disadvantaged sectors, the Foundation focused its time and resources to fund projects under the following four main streams:

  • Employment and economic development
  • Education
  • Health
  • Environmental and Ecological Issues

8bPunta Mita Surf Club: We are meeting every Friday at 6:00pm at Plaza Ollin (Boca Deli) for our Punta Mita Surf Club. We then head over to the Residents’ Beach Club in Punta Mita to meet a panga that departs at 5:15pm (weather and waves permitting), and head out together to the best break for that day (there is no cost for the panga/surf adventure except to cooperate with a tip for our captain). Should the waves be too large at the Punta Mita Beach Club we will meet the panga in the village to facilitate our departure and arrival. Come join us one of these Fridays, no matter if you are a beginner (we do not currently have an instructor), intermediate, or advanced surfer. Our idea is to share in another spectacular sunset surf session and meet more people in our community that share the same passion for catching a few waves! These Tuesday evenings are great fun and offer another opportunity to meet and get to know other tennis players in our local community, all ability levels are welcome!
