Having just closed another property during the last week of September, and having received several new offers on listed properties as we prepare this newsletter, we are feeling a definite change and positively upward swing as we head into October. September and October have historically been known as two of the slowest months of the year for real estate activity, however it seems with the slight upturn and positive news in the financial markets that some level of confidence is beginning to return to the market at large. For us locally, the new offers and increased interest by new and existing prospective clientele gives us the perception that this coming high season may not be as challenging as we had thought 60 days ago.
While the economy and general confidence has a fair way to go before we see any major changes we are feeling on a local level that our market has certainly “bottomed out”. While we are unsure how long it will stay where it is currently, we are feeling a more proactive approach by those who have been waiting and watching our market over the past 6 to 18 months. We are seeing this new activity fueled by the Mexicans and Canadians who continue traveling to this area despite the news and rumors about Mexico that we are all bombarded with these days. The majority of the tours and inquiries that we are seeing continue to focus on properties that are offered at great values –thus, enticing the prospective client to make a purchase decision. The facts are that at this time within Punta Mita and throughout our entire area one can purchase in some developments at price points of 3 to 5 years ago, when we were selling the same properties at pre-construction price points. Inevitably this will not last but now and potentially through the coming months this will continue to be true.
The main topic of conversation with the clientele is related to the value proposition available with different properties and why some are perceived as a better purchase than others. The phrase of the year thus far has been “what are the deals out there today” and “just show me/us the best opportunities available”. We feel that this trend will continue through the beginning of the winter-spring season until such time as many or all of these opportunities are taken from the inventory that is currently available. Buyers today have many options when it comes to purchasing real estate, both here and in other locations and destinations. This is a great time for a prospective purchaser who did not get derailed in the craziness of the high markets to have a good opportunity to purchase an amazing property at a reduced value and price. It is the time to come down and look at these real estate opportunities while so many are dormantor sitting on the sidelines – the opportunities are here, they are real, and the only question is “how long will they last”?
We are quietly confident that 2010 will likely be more active than we had previously anticipated. Time will tell, however the good news for us all here in Punta Mita and the general Puerto Vallarta area is that the high season is fast approaching and any way one looks at it, this is Paradise and we have more to offer for less relatively speaking than our competitive markets out there. Mexico Mortgage Financing Report, by Meridian Capital Partners
Ultra Wealth, and Where it’s Going? The 13th annual Capgemini/Merrill Lynch World Wealth Report was recently released, and the results read as one may expect – if you’re superstitious about the number “thirteen”. Despite the expected bleak news, we found some interesting reading among its findings.
The report defines high net worth individuals, or “HNWIs”, as those with investible assets of more than $1 million. According to their findings, the global population of HNWIs declined 14.9% in 2008, while their total wealth dropped 19.5% to $32.8 trillion. Throughout the world, there are now 8.6 million high-net-worth investors - millionaires or better - the report concludes.
During 2008, the report states, as HNWIs reduced their exposure to equity markets across the globe and allocated more to fixed income investments, HNWIs also had more of their financial assets allocated to real estate holdings, which rose in 2008 to 18% of the total global HNWI portfolio from 14% in 2007.
The return to real estate reflected the preference of HNWIs for tangible assets, as well as a trend toward bargain hunting, as many opportunities arose. Luxury residential property values have dropped to levels last seen in 2003 and 2004, prompting some HNWIs to buy, particularly “once in a lifetime” properties, the report states.
Looking ahead, the report forecasts a recovery, stating that by 2013 global HNWI financial wealth should stand at $48.5 trillion, after advancing at a sustained annual rate of 8.1%. This growth, they predict, will be driven by the recovery in asset prices as the global economy and financial system right themselves.

September has been a fun month on the ocean and October looks set to be much the same. As the last of the summer storms and swells pass by we should get some great days of surfing through mid to late October to look forward to in the coming weeks. The ocean is warm and will stay that way into the winter months so October, November and early December are great months to be learning to surf or generally having fun in the ocean. We have had some great mornings wake boarding and slalom skiing inside the Bay in front Of Hacienda de Mita, El Encanto, Porta Fortuna and the village, the morning light and the flat ocean make for a envigerating way to start the day!
Under the water the spear fishing has been good however due to the El Niño weather system the water temp is somewhat high so the tunas are coming up very slowly but things are looking great for the coming weeks. The conditions for scuba diving are really good still with octopus, lobster, lots of tropical fish! We are continuing to have a great time with our new “men’s tennis nights” every Tuesday evening from 7:00 to 9:00 pm.
